tips to getting the most out of your listing:
First impressions are everything to a
buyer; remember the little details inside and out. Things to consider
when selling your home:
• Curb Appeal - do a thorough examine of the exterior of your home. A
well maintained yard that is mowed and trimmed will attract buyers
inside. Also examine windows, shutters, front door, steps, garage, deck,
patio and make any necessary improvements or fix ups. A good reminder in
this area is you are trying to attract a buyer inside, so if the door
needs replaced or shutters need painted, make the changes!
• Neatness - Clean each room thoroughly. Give special attention to the
main rooms of the house, such as the entryway, kitchen and bathrooms.
Shampoo carpets where need or replace old worn flooring.
• Eliminate Clutter - Buyers want to see as much of the house as possible,
which means they will be opening closets and cabinets. Do as much tidy as
possible and get rid of items and furniture that aren't currently being
used to help make each room look more spacious.
• Fix it - A good rule of thumb, if it’s broken fix it! Easily fixable
items that go unfixed can detract buyers and lower the value of your
home. Take a day to fix that dripping faucet, loose door knob, broken
closet door, and so forth.
• Small Changes can make a Huge Improvement - Putting fresh flowers or
nice smelling candle can add something a little extra special to a room.
Simple changes such as a change in color of towels and rearranging
furniture can greatly change the look of any room.
• Recommendations - Lastly don't be afraid to ask family and neighbors for
advice on your home. Someone else’s view on your home or the decor of a
room can go along way!
